The Teatro Luxury Apartments project represents an example of sustainable architecture in the heart of Florence, redeveloping the former Teatro del Maggio Fiorentino, a symbolic landmark of the city.

The intervention enhances the historical heritage through the restoration and preservation of architectural, artistic, and cultural elements, combining tradition and innovation through an architectural masterplan that includes a new internal square, intended to become a reference point for the local community and an open urban space integrated into the existing urban fabric.

The complex is developed across three new building volumes and introduces a residential typology that prioritizes units starting from 50 m² and cluster apartments designed for short-term rentals. Shared common spaces, dining facilities, and dedicated services provide a complete residential experience, consistent with the principles of sustainable architecture and aligned with the highest standards of contemporary ecological building.

The use of sustainable building materials and bioarchitecture solutions ensures an energy-efficient sustainable building, integrated into the historic context without compromising the urban and environmental balance of the surrounding area.

The project also incorporates the principles of hospitality architecture, offering exclusive services such as concierge, a terrace with solarium, gym, wellness center, children’s areas, co-working spaces, restaurants, and 170 parking spaces.

Thanks to the collaboration with a renowned interior design studio, each interior space is designed to combine aesthetics and functionality, residential comfort, and the perceptual quality of the environments.

The LEED Gold certification confirms the commitment to environmental sustainability, making Teatro Luxury Apartments a clear example of sustainable architecture, residential and hospitality architectural design, and a model for architecture focused on the restoration and conservation of art and heritage within the contemporary urban landscape.
