The project was designed to accommodate a new neighborhood of about 13,000 residents, distributed in 4,909 apartments of various sizes.

Residents will have access to two kindergartens, two primary and secondary schools, a clinic, sports and business facilities. In addition, the district will be served by a shopping and entertainment center with cinemas, upscale stores, gyms, and food courts. A 205-m-tall skyscraper, a landmark of the intervention, will house a hotel with 600 rooms and its own convention center on the first 20 floors, and business-class apartments with panoramic views of the river and the city.

The project establishes a clear hierarchy of roads and routes, decreasing in importance and size, from the existing highway to the new Boulevard parallel to the river to the sinuous riverside road that almost approaches the Volga with a gentle curve.

The facades were built using conservatories to capture the sun’s heat in winter and exterior screens to protect against solar glare during the summer months.

The skyscraper and mall feature a diamond-patterned aluminum and glass envelope, which unleashes the panoramic views of the residences and hotel rooms on the surroundings and signals the presence of the mall along the street sides.

The design of the residential structures is specifically designed to be extremely flexible and adaptable to different combinations, according to various needs that may vary with the housing market.

A standard residential area with houses and apartments of 40 square meters per capita was considered.
